Water Tank Cleaning in Dubai: How Often and Why It Matters

Most Dubai residents never think about their water tank until something goes wrong. Here's what's growing in yours if it hasn't been cleaned recently — and what Dubai Municipality requires.

Most residents don't think about their water tank until they notice something wrong with their water — a smell, a discolouration, or an unexplained stomach complaint. By that point, the tank has typically been in need of cleaning for months. Understanding what's actually happening inside an uncleaned Dubai tank is the most effective argument for keeping up with maintenance.

Why Dubai Tanks Need More Frequent Cleaning Than Most Countries

In a temperate climate, water tanks tend to stay relatively cool and bacterial growth is slow. In Dubai, rooftop tanks — which is what most villas have — spend June through September at ambient temperatures of 45°C or above, with direct sun exposure heating the tank surface to 55–60°C. Warm, standing water is an ideal incubator for Legionella bacteria, algae, and biofilm formation.

Dubai's mains water supply is clean when it arrives at your building. What happens between the main and your tap — sitting in a tank at desert temperatures for weeks — is where the problem develops.

Dubai Municipality Requirements

Dubai Municipality guideline DM-2017-GDL-001 recommends professional water tank cleaning every 6 months for high-risk properties and every 12 months as a minimum for standard residential properties. Many landlords and building management companies now require tenants or residents to provide a cleaning certificate annually for compliance documentation.

The official cleaning certificate — which we provide after every job — records the date, tank details, chemicals used and their concentrations, and the technician's sign-off. This document is increasingly requested for property renewal and insurance purposes.

What Grows in an Uncleaned Tank

  • Legionella pneumophila — the bacteria that causes Legionnaires' disease, a serious and potentially fatal form of pneumonia. It thrives in water between 25–45°C — exactly the temperature range of an uninsulated rooftop tank in Dubai's summer.
  • Biofilm — a sticky layer of bacteria that forms on tank walls and acts as a reservoir for further contamination.
  • Algae — particularly in fibreglass tanks with any light penetration. Algae gives water a musty or earthy taste and provides nutrients for bacteria.
  • Sediment — fine particles of mineral scale that accumulate at the base of the tank over time, reducing effective capacity and potentially blocking the outlet pipe.

What the Cleaning Process Actually Involves

A proper professional water tank clean is a multi-stage process that takes 2–4 hours for a standard villa rooftop tank:

  1. Pre-inspection — assess tank condition, float valve, inlet, outlet, and overflow pipe before any work begins.
  2. Drain the tank completely — the tank must be fully empty before cleaning. We coordinate the water-off timing with you in advance to minimise disruption.
  3. Manual scrub and pressure wash — the interior walls, base, and any internal fittings are scrubbed by hand and pressure washed to remove all biofilm, sediment, and scale deposits. This step cannot be skipped — chemical treatment alone without physical cleaning leaves biofilm in place.
  4. Disinfection — an approved chlorine-based solution at the correct concentration is applied and allowed the specified contact time, then fully flushed to remove residual chemical.
  5. Float valve inspection and refill — we check the float valve function before refilling and flag any issues. Water quality is verified on refill.
  6. Certificate issued — the Municipality-format completion certificate is issued on the same day, ready for your records.

Signs Your Tank Needs Cleaning Now

  • Discoloured or cloudy water from the tap
  • A noticeable smell or taste to the water (musty, earthy, or chlorine-heavy)
  • Visible sediment when filling a glass or bathtub
  • Reduced water pressure throughout the property
  • It's been more than 12 months since the last cleaning

Even if you see no visible symptoms, annual cleaning is recommended. Legionella contamination is colourless and odourless — it cannot be detected by looking at or smelling the water. The absence of visible symptoms does not mean the water is safe.

Rooftop vs Underground Tanks

The cleaning approach differs slightly. Rooftop tanks are generally more accessible but face greater heat exposure. Underground and sub-ground cisterns require confined-space safety protocols — the technician must be secured with appropriate safety equipment, and we never enter an underground tank alone. Both types require the same chemical treatment and certification.
